Why should we choose a villa and not a hotel?

Renting your own villa gives you better value for your money, you will enjoy a five bedroom house for the same cost as two rooms in a hotel. You will also enjoy more freedom, more space and a more relaxed atmosphere. A major bonus also comes with your own private pool - relax and have fun with your family and friends at your own pace.

By booking with villa owners direct you have access to those who are most familiar with both the area and the villa itself. Booking or Travel agents deal with a mass market and you are just one of a large number of clients, whereas to an owner you are their number one client. It's also cheaper as you save the cost of an agent's fee.

Put simply, we chose Calabay Parc at Tower Lake and our Villa because they are among the best in the area. After buying our villa we have also invested a lot of effort into creating what we believe is one of the most inviting villas around.

Is the villa maintained and cleaned before we arrive?

Our management company are contracted to look after all the maintenance items at the property on an ongoing basis. They also employ professional cleaners who make sure the whole property is thoroughly cleaned and all linens washed and changed before you arrive for your vacation.

What about pool heating?

We recommend from October through April that you opt to have the pool heated. We would also suggest that, when the pool is not in use, you utilise the pool blanket provided to maintain the more comfortable water temperature .

Do we need to bring our own towels and linens?

No - All towels and bed linens are provided for your use.

Where do we collect the villa keys from?

When you arrive in Florida there is no need to find an agent to collect the keys, instead you can drive straight to the villa as you will be provided with a security code to release the keys from a locked box by the entrance.

What's included in your quote?

Apart from the rental of the villa, our price includes: - All local taxes, gas, water and electricity charges, local phone calls, internet charges, supply of towels, bed linens and end of stay clean.

Do we need travel insurance?

We would always recommend that all guests have fully comprehensive travel and medical insurance cover. In the unlikely event that medical assistance is needed it is reassuring to note that the new Heart of Florida Hospital is only a few minutes drive away on US27.

We understand your villa is self-catering - are there any shops or supermarkets close-by?

Less than 5 minutes drive you will find shops including among others: -
Publix - supermarket - our favourite
Winn-Dixie - supermarket
Walgreens - pharmacy
Wal mart - for just about anything else
Plus a selection of eating places - just in case you don't feel like cooking.

We understand you are in the UK, is there anyone local we can contact if we need any help with the villa?

We have employed a professional management company who pride themselves in providing a personal service for our guests. You will be given a personal contact number and they will also check to ensure you and your party have settled in OK.

Does the villa have a phone and / or internet connection that we can use?

Yes - There are phones in the villa which you are welcome to use, local calls are free of charge. A complimentary phone card is also available to enable guests to contact family back home. A broadband internet connection is provided should you need it.

We have a young family, do you provide facilities for the younger members?

For those families with younger members we have a stair gate, cot, high chair and stroller all available for your use.

Poolside safety is foremost in our minds, we have provided a fully demountable safety fence which encloses the pool, we strongly recommend that adults ensure that this remains in place and that the pool area is supervised whilst children have access to the pool and surrounding area. As an additional precaution we have also fitted a door alarm on the lanai sliding door.

We would like to play some Golf whilst on vacation - are there any courses near-by?

You will be spoilt for choice in this part of Florida - the nearest only a few minutes drive from the villa is the well known Southern Dunes course.

This is our first time in Florida - How do we get to the villa once we leave the airport?

The most convenient way to travel around Florida is to hire a rental vehicle for the duration of your vacation. Most rental companies have a pick up point or rental desk at the airport. Before you leave home we will provide you with detailed driving directions from the airport to the villa itself. See the links section for more details on car rentals.

Are there any communal facilities at the Tower lake community?

A lakeside clubhouse and landing stage is nearing its completion - more details will follow shortly.

We prefer a secure neighbourhood - Is the community gated?

Calabay Parc at Tower Lake is a walled community with gated entrances. The gates automatically close at 7:00 pm every evening. After this time access to the community can only be affected by the use of a security code. Guests are provided with a code for the duration of their stay.

We have not looked after a swimming pool before - what do we need to do?

We employ a pool maintanence company to clean and look after the pool for you - All you need to do is enjoy it.

What is the weather like in Orlando?

Does your villa have a BBQ?

Recent Florida State law prohibits the use of charcoal barbecues within a pool cage or the storage of bottled gas within holiday villas.

For those guests who still like to cook this way we are able to arrange the hire of a gas barbecue for use during your stay (outside the pool cage only please). Further details and rates are available on request.

Is the pool private and not overlooked?

There are no other villas to the rear of the property overlooking the pool area, just a full height boundary fence. We have also fitted 'Florida Glass' lower panels and planting to the sides of the pool cage, affording even greater privacy whilst in the pool or sun-bathing.

We have decided that Florida Break is the villa we want - How do we go about making a booking and paying for the rental?

It could not be simpler: -

Complete and submit the booking form on this website and mail a check to us for the booking deposit. Alternatively we can sent you a booking form for you to complete and mail along with your deposit.

We will send you a booking acknowledgement confirming your dates.

You will then be sent a reminder of the balance of the rental shortly before it becomes due.
